Q What are your lease terms?
A We offer 6 month or 12 month leases. We are unable to do leases shorter than 6 months at this time. Once your lease has been fulfilled you have an option of renewing for another 6 months or a year, or you can remain on a month to month lease.

Q How far in advance do you know of vacancies?
A We require at least a 30 day notice prior to a tenant vacating. We generally know the month before. We usually have monthly vacancies in each type of apartment. We post upcomming vacancies to our website on a daily basis.

Q How do I set up an apartment viewing?
A You may contact the office Monday-Friday from 8:00am to 5:00pm to set up an appointment. Please keep in mind that we need to give our existing residents 24-hour notice that we will be entering their apartment to show it. We prefer to do apartment showings Monday-Friday during normal business hours but we do take appointments if needed after business hours.

Q What is your application process? Is there a fee?
A We verify employment or income, we obtain a previous landlord reference, and perform a criminal background check. There is no application fee.

Q How far from campus are the apartment bulidings?
A 333 and 400 Buchner Place buildings as well as 150 Sumner Street: are approximately 2.3 miles from UWL, 1.2 miles from WWTC, and 2.4 miles from Viterbo University.

326 South 7th Street: is approximately 1.1 miles from UWL, 0.4 from WWTC, and 0.6 miles from Viterbo.

The Island Park Apartments: are approximately 4.1 miles from UWL, 3.3 miles from WWTC, and 4.7 miles from Viterbo.

Q Do you take reservations or a waiting list?
A If you would like to be put on a waiting list we ask that you fill out an application and we will hold the application until the apartment that you are looking for becomes available. Once the apartment is available you can put $100 down to reserve the apartment for you. The $100 is applied to your final cost at move in.

Q Do you allow pets?
A Some of our units on French Island are "Pet Friendly". Cats are negotiable at some other properties for an additional $25.00 per month. We do not allow large dogs.

Q What is due at move in?
A First month's rent and security deposit is due at move in. The security deposit is one months rent.

Q What utilities are included with rent?
A We furnish the water, sewer, garbage, and in many locations the hot water. Our residents are responsible for their own utility bill.

Q Do you offer furnishings?
A For an additional $30 a month we are able to furnish certain apartments with things such as a couch, kitchen table and chairs, desk, bed, nightstand, and lamps.

Q What forms of payment do you accept?
A We can only accept checks and money orders. We are unable to accept cash or credit cards.

Q When I move in will my apartment be clean?
A Absolutely. We maintain high standards of cleanliness. We have a full time cleaning and maintenance staff that services every apartment before move in. Also, carpets are professionally cleaned between every tenant.

Q Do you have off street parking?
A All of buildings have off street parking free of charge.
